May 2022 Baldwin County, AL Real Estate Market Update


6.8.2022 Our local real estate market had some pretty interesting numbers all over the county and along the Eastern Shore of Mobile Bay to our pristine white beaches 🏖 of Orange Beach and Gulf Shores.

On the Eastern Shore, year over year, residential home prices increased 19%!!! ⬆️

*There were 266 properties sold with an average sales price of $460,829 and average days on the market of 20.


Along our Gulf Coast, year over year, residential home prices increased 27.3%!!! ⬆️⬆️

*There were 140 homes sold with an average sales price of $733,140 and an average of 140 days on the market.

Also, on our coast, condos prices increased a whopping 41.3% year over year!!! ⬆️ ⬆️ ⬆️

*There were 156 sold, average days on the market were 17 and the average sales price $638,598

ROBERTSDALE, Ala. – Chart-topping Average Sales Prices continue in Baldwin County’s housing market. While the number of Closed Sales may have dipped slightly in May 2022 (compared to May 2021), the Total Sales Volume for Baldwin County increased by almost a quarter, at 24.5%, due to the significant increase in Sales Prices. Baldwin REALTORS® Multiple Listing Service (MLS) reports the Average Sales Price for May 2022 in the Resort market of Baldwin County (all of Orange Beach and Fort Morgan, and anything in Gulf Shores south of Canal Rd/180) at a whopping $737,378 – the highest it’s ever been. The Traditional Residential area (everything else in Baldwin County not included in the Resort market areas) also saw its highest ever Average Sales Price at $383,965, which is an 18.3% increase from where it was in May 2021. The Traditional Residential market in Baldwin County also saw 726 New Listings and 567 Closed Sales in the past month. Average Days on Market (DOM) continues to sit extremely low at 23 Days – a 37.8% decrease from 37 Days in 2021. The Resort area of Baldwin County experienced 392 New Listings and 243 Closed Sales in May 2022.
